Dermot Kelly The Unitary Plan Man ® has been in real estate business for 25 years, he has completed hundreds of property transactions and have build up a wealth of knowledge about the Auckland property market. Prior to real estate he has spent time building skills in the private sector. While working in the private sector, Dermot has developed a particular interest in the Auckland Unitary Plan. He co-founded and ran a company across 2 counties for 15 years and during this time he spent 3 years as President of The New Zealand Direct Selling Association.
What is Unitary Plan?
Unitary Plan is a template set up by the Auckland Council, to manage development in Auckland. The purpose is to maximise the land available in Auckland.
What’s the goal of the Unitary Plan?
This is to give the land owner some clarity and assurance what might happen to their current property, also their neighbours. Land owner will be able to find out the potential development of their property also their neighbour’s.
Most Auckland will become mixed urban where before they were most mixed suburban. The difference is most of Auckland can be developed up to 3 levels and be able to develop their site for up to 50%.
Auckland Unitary Plan: What it means for me if I am sub-dividing my home?
“Before you buy, you need to check if the potential site is developable. Find out the land size, any special control on the land, is it special character area, storm water connection, can it connect drainage, how wide is the driveway, contour of the land, what are my neighbours (their potential development plan) etc. My advice is, as a buyer, before buying, at least making informed decision.
